The City of Fayetteville's Planning & Zoning Division provides planning and zoning services for the City. We are responsible for land development review and approvals, as well as long-range studies and plans that provide guidance and vision to the City for the next twenty years. Annexation

Annexation is the process by which a city adds land to its jurisdiction. Land may be developed or undeveloped. Most persons requesting annexation do so in order to obtain utility service through the Public Works Commission.

Historic Preservation

Historic Districts are established in order to help maintain and preserve areas of the City that have significant historic or architectural value.

Rezoning, Conditional Zoning, & Special Use Permits

Rezonings change a property's zoning district, while conditional rezonings add specific conditions. Special use permits allow certain uses in a zone if approved. All require a public hearing, with decisions based on local plans, land use impacts, and compatibility with surrounding areas.

Site Plan & Subdivision Approval

Ensuring new developments meet City standards. The Technical Review Committee (TRC) oversees this process, reviewing plans to ensure compliance with the Unified Development Ordinance (UDO) and City regulations.

In an effort to ensure compatibility and cohesiveness among existing plans, the City of Fayetteville has produced this document to summarize, inventory, and assess the goals and strategies of past relevant planning efforts.

Unified Development Ordinance

One of the City of Fayetteville's most important tools in encouraging new development and renovation that helps move the community toward its goals of being a better, more attractive place to live, work and recreate, and for a diverse and viable local economy.

Variance Requests

A variance lets property owners deviate from zoning standards due to unique land circumstances causing hardship. The Zoning Commission reviews requests in an evidentiary hearing and makes the final decision based on specific legal criteria.

Recent and upcoming zoning requests, including variances and rezonings. These cases are reviewed in hearings, impacting property classifications, setbacks, and land use throughout the city.

Planning Division

Planning staff support several commissions charged with reviewing development proposals and making recommendations to the City Council. The boards and commissions most directly involved with development regulations or land use decisions are: Planning Commission and Zoning Commission. Staff also supports the Historic Resources Commission, Public Arts Commission, and the City-County Joint Appearance Commission. Zoning Division

Do you have questions about Allowed Uses on a particular property?

Zoning staff are often the first and sometimes the only point of contact for many people. Staff review requests for sign and fence permits, setbacks, and other site-related standards, for everything from storage sheds to new commercial or industrial buildings. They also handle daily inquires about the Zoning or a particular piece of property and how it can be used.

Official Zoning Map

The Official Zoning Map designates the location and boundaries of the various base zoning and overlay zoning districts established in this Ordinance. The Official Zoning Map shall be kept on file in the Planning and Zoning Division and is available for public inspection during normal business hours. Printed copies may also be ordered through the Planning & Zoning Division by calling (910) 433-1612.
